Overview

Why would I want to spend time and/or money fixing my home if I am going to sell?

Because having Educated Real Estate Agents like ourselves coach you on preparing your home will put $10,000 - $50,000 more in your pocket.

Of Course you don't have to do any fix up work at all. We only offer our comprehensive service because we take our job, of getting you the most money, seriously. We have acquired years of experience, developed skills & strategies, and built a team of professionals capable of giving your home a quick and easy update, which will generate a quicker and more profitable sale.

Why do most agents you talk to say "Just Put in on the Market"?

It takes tact, skill, and experience to help you improve your property and put more money in your pocket. Abilities that most agents don't have. Even though most sellers second concern, after price, is knowing what should be fixed, agents shy away from assisting sellers in this area. They may not want to suggest ideas for fear of offending the seller. Or they may not have the home improvement skills, contractor connections, professional design skills or market knowledge to know how to execute a profitable gameplan. Either way the agent is likely to avoid assisting the seller in this area, because it is simply EASIER to tell the seller what they want to hear and avoid insulting the seller.

Buyers make a decision about whether they like your property in less than 3 minutes, and this decision is completely emotional.

Appealing to buyers superficial nature and lack of ability to properly assess a homes value will results in you netting tens of thousands of dollars more.

Buyers Over Estimate Fix Up Costs

Buyers are not educated regarding home fix up costs. They will almost always overestimate. Certainly if a buyer takes only 3 minutes to assess your home and they do it with an uneducated eye, their assessment will be way off.

You Eliminate 90% of Buyers if Your Home is Perceived as a Fixer

It has been my experience that even buyers that say they ARE willing to look at fixers change their mind when I show them even the "lightest duty" of fixers. The society we live in is different than when I grew up. As a society we used to keep things longer, so we learned how to fix things ourselves. Today, it is likely that both couples work, especially if they are buying a home. Today's buyers need items presented to them on a silver platter.

Keep Buyers From Getting Overwhelmed

Your home doesn't have to be perfect. There can be many things that made need improving or upgrading, but you want to keep from overwhelming the buyer, making them think they have to remodel everything. With clean up, paint, carpet and linoleum, you can make a home that may still need a lot of work, appear mostly done.

If Buyers are emotionally attached, Negotiations go in your favor.

There is no doubt about it, buying a home is an emotional experience. If buyers are not excited about the possabilities or your home, then only price will get them excited. How much below market value will get them excited? This is not a profitable path.

Do I have to do all the work myself?

No, and you don't want to. This is a business decision. If you could spend $3,000 on interior paint and it returned $9,000 in 90 days, you would be financially pretty savy. But if you try to do it all yourself, you are likely to never get it done. You can achieve more through people. We have coordinated major rehabs even when the seller has lived out of state. We aren't afraid to dive in and help our sellers get more money. We can provide you with quite a few references of out of state sellers that we have helped.
